This page explains how the information and images on joko19.de are to be understood. The website presents the JOKO 19 development at Joachimstraße 19, 12555 Berlin-Köpenick. It does not constitute a binding offer; only the notarised purchase agreement, together with the building specification and the declaration of division, is legally binding.

1. Images and visualisations

All interior and exterior images on this website are computer-generated visualisations, not photographs. They show example styling and are intended to convey the sense of space, light and proportion.

Furniture, decoration, lighting, plants and textiles are not part of the purchase and are not included. Colours, surfaces, materials, flooring, sanitary fittings and taps may differ from the images; the building specification is binding. Planting and vegetation shown outdoors will not have reached the depicted size at the time of completion.

Identical floor plans share the same visualisation across several units. The viewing direction shown does not necessarily correspond to the actual orientation of the respective apartment.

2. Floor plans and planning

Floor plans, sections and the 3D model are based on the approved planning stage. Changes arising from detailed design, official requirements or technical necessities are reserved. Shafts, bulkheads, downstand beams and service routing are not shown in full in simplified representations.

3. Areas

Stated living areas are derived from the approved planning and are approximate. Customary construction tolerances may apply; the measurement method set out in the purchase agreement is binding. Garden and terrace areas are approximate values measured from the approved plans at a scale of 1:100.

4. Prices, commission and incidental purchase costs

All purchase prices refer to the stated point in time and are subject to change. Prior sale, price changes and errors are reserved. The purchase is commission-free, meaning no estate agent fee applies; this does not affect the incidental purchase costs borne by the buyer, in particular real-estate transfer tax, notary and land registry fees.

5. Rent figures

Rent figures are forecasts based on current market conditions (calculated at €25.50/m² net cold rent) and are not a guarantee of achievable rental income. Stated gross rents include estimated operating and heating costs of approximately €1.50/m² per month; actual costs depend on consumption and on the managing agent's statement. Service charge figures are preliminary estimates; the adopted budget is decisive.

6. Tax calculator and example calculations

The tax calculator and all example calculations on this website are non-binding model calculations for general illustration. They rest on standardised assumptions (including the income tax rates under section 32a of the German Income Tax Act as applicable in 2026, 5% declining-balance depreciation under section 7(5a), financing terms, and 2% annual value growth) and do not reflect your personal circumstances.

They constitute neither tax advice nor investment advice or a recommendation. Tax effects depend on your individual situation and may change through legislation and case law. Please have your situation reviewed by a tax adviser before making a purchase decision.

7. Completion

The stated completion period (Q4 2028) is a planning figure reflecting the current status and is not a guaranteed handover date. Binding deadlines arise solely from the purchase agreement.

8. Energy performance certificate

An energy performance certificate will be issued for the development upon completion. The mandatory details under section 87 of the German Buildings Energy Act will be published once the certificate is available; the KfW 40 efficiency standard is targeted. Any energy efficiency figures stated beforehand are planning targets.

9. Availability

The status shown for individual apartments is maintained to the best of our knowledge but may be delayed. A status of "available" does not create any entitlement to purchase or reservation.
